What to know

Before you make an offer on investment properties.

An investment property is a spreadsheet before it is a house. The numbers that decide whether it works here are insurance, association rules and the tax bill you will actually receive — not the one the seller pays.

  • Your tax bill will not be the seller's

    Assessed value re-sets on sale, and a non-homestead property does not get the homestead exemption or the Save Our Homes cap. Underwrite from the expected reassessment, not the current bill, or the return is fiction.

  • Insurance can decide the deal

    Wind, flood and roof age drive the premium, and on a coastal property it can be the largest line after debt service. Quote it during due diligence.

  • The association may not let you rent it

    Minimum lease terms, caps on the number of rented units and waiting periods after purchase are common in Florida condos and in many HOAs. Confirm in writing before you buy — a rental restriction discovered afterwards is not fixable.

  • Condo finances are part of the underwriting

    Reserve funding and assessment history feed straight into your carrying costs. Read the financials and minutes the way you would read a tenant's credit.

Long-term or seasonal — which performs better?

It depends on the association's minimum lease term, the property and how much management you want to do. Seasonal can gross more and costs more to run; annual is steadier. The rules often make the decision for you.

What returns should I expect?

That depends on the property, the financing and the assumptions, and anyone quoting you a number before seeing those is guessing. I would rather build the numbers with you on a specific property.
