What to know
Before you make an offer on new construction.
The builder's sales agent works for the builder. That is not a criticism — it is the job. It is also the reason to bring your own representation, and to bring it before the first visit.
- Register your agent on the first visit
Most builders require your agent to accompany or register you on your first visit for representation to apply. Walk into a model alone and you may not be able to add representation later — at no saving to you, since the builder's commission structure is already priced in.
- The contract is the builder's, and it favours the builder
Deposit terms, completion dates, permitted substitutions, change-order costs and the dispute clause all deserve reading before signing. Some terms move; you will not know which unless you ask.
- Base price is not the price
Lot premiums, elevations, structural options chosen before framing, design-centre finishes and landscaping stack up. Decide what has to be structural early — that is the part you cannot add later.
- Inspect anyway
An independent inspection before drywall and again before closing catches things a municipal inspection is not looking for. A new home is not automatically a perfect one, and the warranty is easier to use with documentation.

Does using my own agent cost me more on new construction?
No. The builder's pricing already contemplates a co-operating broker; declining representation does not lower the price.
Can anything in a builder contract be negotiated?
Sometimes incentives, closing-cost contributions or design-centre allowances move even when the base price does not. It depends on the builder, the community and how much inventory is standing.
What is worth paying for at the design centre?
Structural choices and anything behind the walls. Cosmetic finishes can usually be changed later for less than the builder's markup.
