What to know
Before you make an offer on luxury homes.
Luxury in South Florida is less a price point than a set of specifics: how the property sits on the water, what a club membership actually costs and conveys, how it insures, and who else has seen it before you did.
- Not everything is on the portals
A meaningful share of high-end property changes hands quietly — pre-market, pocket listings, and owners who will sell to the right buyer but do not want a sign in the yard. Portal alerts will not show you those. Being in the conversation with the listing side is how you hear about them.
- Club and HOA membership is part of the purchase
In many gated golf communities the home and the club are separate transactions. Some require an equity membership with its own initiation and annual dues; some have waiting lists; some are optional. Ask what is mandatory, what it costs and what transfers before you fall for the house.
- Insurance is a pricing input, not a formality
Wind, flood and the age of the roof drive the premium, and on a coastal property the number can be large enough to change what you are willing to pay. Get an insurance quote during due diligence, not after.
- Condition beats finishes
Impact glass, roof age, seawall, mechanicals and any unpermitted work matter more to a resale than a recent kitchen. An inspection on a large home takes longer and is worth the wait.

Do you show off-market properties?
Where they exist and fit what you have described, yes. Off-market is a real part of this market, but it is not a magic inventory — most of what sells is still listed, and I will not pretend otherwise.
How is a luxury home priced when there are few comparables?
From the closed sales that do exist, adjusted for the things that actually move value here — water frontage and depth, lot position, view, age and condition — plus what is currently competing with it. Where the data is thin I will tell you the range is wide rather than invent precision.
What should I look at first on a waterfront estate?
Seawall condition and permits, dock and lift capacity, bridge clearance between the property and the ocean if you have a boat, the flood zone and elevation, and the insurance quote.
